Understanding Mini-Split Sizing

A mini-split's size is determined by its capacity to heat and cool a given space rather than by its physical dimensions. The HVAC industry defines capacity using terms such as Ton and BTU.

Mini-split air conditioners are rated in tons and measured in BTUs (British Thermal Units), a universal measurement of heat.

In HVAC lingo, “tonnage” refers to the amount of heat (in BTU) an air conditioning system can remove from a space in one hour.

For example, a 1-ton ductless mini-split will remove 12000 BTU of heat per hour.

Therefore, 1 ton is equivalent to 12000 BTU.

When shopping for a mini-split, you will see both terms–ton, and BTU–used to describe these systems. These numbers signify a system's capacity to remove heat from indoor air in cooling mode or outdoor air in heating mode.

The first step in finding the right size mini-split for your space is knowing the square footage you want to heat or cool.

Knowing the square footage will help give you a rough estimate of how many tons of cooling power (or how many BTU) it will take to condition–or cover–your space.

Why Typical Mini-Split Sizing Charts Fall Short

While you can match your square footage to its recommended number of BTU on a common sizing chart, this information only provides a baseline.

While many generic BTU sizing charts will recommend larger single-zone systems for many residential needs, our experience has shown that a 2-zone mini-split may better serve larger rooms over 600 square feet.

By dividing the required BTU of a larger space between two air handlers, a dual-zone system will better mix the air and maintain climate control throughout the room.
